Every input is optional and falls back to the site defaults. Household income and filing status pre-fill the federal tax rate and standard deduction from the 2026 IRS tables. One-time costs such as a roof replacement can apply to the buyer only or to both households.

No sign-in is required. The tools are read-only and deterministic, and nothing you send is stored. Results are educational estimates, not financial advice or forecasts. The model omits the SALT cap, the mortgage-interest limit, PMI and capital-gains tax.
